Eau Claire Public Schools
The Lybrook Elementary school in Eau Claire had been suffering from roof leaks for many years so in the summer of 2005 the school board began investigating their options in solving the roof problem. They soon realized that the existing roof system had to be removed down to the deck before a new roof could be installed properly and that tapered insulation should be installed to give the roof positive drainage. The dilemma facing the school Board was that a long lasting, high quality roof was going to be expensive and in the tight financial times that all school systems are facing the traditional payment scheme for the work was prohibitive.

We at Garey Roofing Services, after examining the roof area under question, proposed to install the Manville 80 mil mechanically fastened roof system that would give the school a 20 year warranty. To eliminate the payment problem plan that fit in with the Eau Clair's Superintendent Steffan Jaggi on a payment plan that fit in with the schools cash flow. Garey Roofing Services began the project on August 16 and finished all the work by October 10. Eau Claire Schools made payments in August, September, October, November and January. Before the final payment Garey Roofing Services had to give the school system all warranties and waiver of liens from all suppliers.

With the cooperation and communication between the Eau Claire School system and Garey Roofing Services, Lybrook Elementary school now has a new roof that will last over 25 years.

Lakeland Medical Facility in Niles
A section of the roof on the NIles Lakeland facility had been leaking for Years when the administration decided to have in replaced. The old roof was a fully adhere rubber system that has lost its' adhesion due to all the wet insulation. Due to building conditions the hospital wanted to go back to the fully adhered system but was very concered about the fumes from the glue based adhesive. The roof had 17 roof top units on it that could allow the fumes to enter the buislding making the emplyees ill, in fact, last year we had to stop repairing the roof with any glue products due to this issue. Garey Roofing Services recoommened the IB 50 mil fully adhered roof system which utilized a water based adhesive that does not give off any Offensive oders. They also requested we install the gray membrane because int would blend in better with the surrounding area. After the old roof was removed we installed 1" of insulation board followed by the new fully adhered IB membrane complete with 160 feet of walkway material.

The project was completed without any health issues and the client received a roof system that will outlast its's 15 year warranty.

Lakeland Medical Facility in St. Joseph
Have you tried to replace a roof over an operating/patient care wing where noice is not allowed? Also the maintenance departmeent requested that we eliminate the stone ballast currently used to hold the roof membrane in place. Luckily the insulation was re-usable so that a complete removal wasn't necessary.

Our plan was to first have all of the stone ballast vacuumed off the roof areas and take it to another site for the hospital to use at a later date. Then we removed all of the existing rubber membrane, leaving the insulation board in place. The roof deck was concrete so using any kind of drilling of mechanical fasteners ws out of the question and again they did not want any stone on the surface.

IB Roof System has been installing its's Wind Ballasted System successfully for many years and this prodcut was the perfect solution for this project. It's based on the wind creating an aire vaccum within the roof system so that as the wind speed increases so does the adhereence of the roof membrane. All of the projections that penetrated the roof deck along with the enitre perimeter was sealsed off so that no aire could enter the sytem. The we install the IB 80 mil membrane with strategically placing one way roof vents over the existing insulation.

The final result is that the facility recieved a smaooth surfaced, white roof system that carries a 20 year warranty with no disruption for its' doctors and patients.

Andrews University in Berrien Springs
In the late 1980’s Andrews University re-roofed many of its’ buildings by installing 60 mil fully adhered roof over high r-value insulation. For years the roofs performed well with just a few leaks occurring around the walls and projections. Recently though, on some of the buildings the leaks have become more frequent and worrisome to the Andrew maintenance department. After a through examination, Garey Roofing Services solutions devised a game plan that saved the existing roof system and all of the expensive insulation material. By utilizing the Neogard direct bond roofing system we were able to install a fluid applied polyurethane coating over the old rubber roof and details, at less than half of what a roof removal and replacement would cost. By scheduling one of the fully adhered roofs to receive the Neogard system each year the school has been able to stretch its’ building site funds longer than anticipated. Each roof receives a 10 year warranty and is eligible to be coated again at the end of ten years and receive another 10 year warranty.

By taking action on their roofs before it’s too late Andrews University is able to save their initial roof investment and keep their building water tight for many years to come.
